Our Year in Review

This past year has been one that has brought Tim O’Brien Homes to some of our greatest achievements as a company. We strive to use the best green building practices, improve our internal processes, and create an overall comfortable, energy efficient home that families can call home for a long time. 2018 has helped in realizing we are on the right track with those goals as our company’s core values.

One of our earliest successes in the year was receiving the National Housing Quality Gold award from Professional Builder Magazine. The recipient of this award is determined by multiple different business aspects as a builder from customer service to building quality to warranty and even trade partner relations. In 2017, TOH was awarded Silver for the NHQ award. We were given recommendations on how we could achieve Gold in the future. We implemented those recommendations and more to help improve not only our own business practices but the entire building process for the customers.

Earlier in the year we applied for the Housing Innovation Award given by the Department of Energy and we were one of the 23 builders to receive it. The home that helped us win this award was our Savannah Model in Red Fox Crossing which uses solar panels to generate energy back to the grid. As a company we average a HERS index (Home Energy Rating Score) of 48. An average new home that is only built to code standards and not using energy efficient building practices is around 100 on the HERS scale.  The Savannah was given a HERS index of 26.

We also received a Benchmark Award from Avid Ratings, our customer service survey platform. This award recognizes builders in that are in the top 25% of highest customer ratings throughout the build and move in experience.

One of our 7 Company Core Values is Embracing Social Responsibility. This year we have continued working with Oconomowoc High School’s Trades 3 course for the 8th year in a row to collaborate with our trade partners and construction managers to help build a home. In addition, we have also partnered with New Berlin High Schools Construction 3 class to give them this same experience. Our industry is experiencing a shortage in trade labor and this program has helped address that issue directly. Many students that have participated in this course have gone straight into working with a local trade.

Throughout the year TOH and Neumann Developments employees log any physical activity for the month. The company donates a certain amount for each activity and a quarterly check is given to a different charity selected by the employees. This past year we donated to Ronald McDonald House, The Humane Animal Welfare Society of Waukesha, and Meals on Wheels.

Last but definitely not least, TOH has helped 193 families into the homes of their dreams this past year. Nothing is more rewarding to our team than to hear the stories of our customers and just how excited they are to be moving into their new homes! 2018 has been a fulfilling year for Tim O’Brien Homes and we look forward to another great year in 2019.


2018 Avid Benchmark Award

Tim O’Brien Homes has recently received an Avid Benchmark Award from Avid Ratings. This award recognizes builders in that are in the top 25% of highest customer ratings throughout the build and move in experience.

Avid Ratings assists over 2,000 home builders across North America gauge customer satisfaction throughout the building process and after move in. All of our homeowners receive surveys that ask them their experiences with our team, the products, and the process. Those who go through the building process with us receive three surveys, one during construction, another after move-in, and one at the one year mark. Our customers that purchase a ready home receive a move in and one year survey. We internally reward our team members that excel in their Avid reviews each year. As well as celebrating our successes we heavily rely on Avid to continuously improve processes and products within our company. We make it a point to follow up with any negative reviews or surveys to ensure that each homeowner feels they made a sound decision in choosing us as their builder.

One of our company’s core values is Delivering EXTRAordinary Experiences. Receiving an award such as this helps assure that we are providing the great experience that our homeowners deserve. We strive to achieve genuine, consistent, and authentic connections with our internal and external customers, as well as our vendor partners, while adding value and relevance to every interaction. Red Fox Model Grand Opening

Join us for the opening weekend of the Savannah Model

Tim O’Brien Homes along with Neumann Companies, SunVest Solar Inc., and the City of New Berlin will hold a ribbon cutting ceremony on July 20th at 10 am at the new Savannah Model Home at Wisconsin’s first Net Zero community, Red Fox Crossing in New Berlin. Opening weekend will continue July 21st at normal model hours, noon to 5 pm.

A Net Zero Community has the electrical generation from photovoltaic (PV) solar systems (the amount produced) that will offset the projected electrical consumption (the amount used) of each individual home built. All of the 34 homes will include a six to eight kW photovoltaic (PV) solar array and receive third party certification by: ENERGY STAR® V3 National Qualified Home, Focus On Energy, EPA WaterSense® and EPA Indoor Air Plus Qualified Home.

“Red Fox Crossing has the potential to be the turning point in building a more sustainable community in Wisconsin, versus focusing on only one home at a time,” says Tim O’Brien, President of Tim O’Brien Homes. “A more holistic approach to high performance and sustainable communities.”

The Savannah home plan was Tim O’Brien Homes Parade Model in 2017 and has proven to be a popular addition especially for those homebuyers wanting a more spacious ranch layout. This split bedroom layout features over 2,400 square feet, a soaring front foyer entry, spacious master bedroom suite, open concept design and powered by the sun with solar panels.

This model home is among one of the first three home in the state of Wisconsin that is certified by the U.S. Department of Energy Zero Energy Ready Home.  It has a Home Energy Rating Score (HERS) of 26, the Savannah will only use 26 percent of the energy a code build home of its size would. The Home Energy Rating Score (HERS) is a national index that shows where a home lands on an energy scale. The lower the score, the more energy-efficient the home and the more money the homeowners will save, similar to the MPG rating for automobiles.

“Buyers are looking for ways to save on their true cost of homeownership,” says Angela Cooper, Milwaukee Division President of Tim O’Brien Homes. “The upfront costs of building a net zero home might be slightly more than a code built home but the money saved in monthly utility bills results in an overall less expensive home.”

The three partner companies share an environmental tie. Tim O’Brien Homes focuses on energy efficiency and green building.  In fact, they built the first Emerald Certified home following the National Green Building Standard (NGBS). Neumann Developments, Inc. has developed over 3000 acres of land with 50% preserved green space. SunVest Solar adds the technology to bring solar energy to the homes, both new and existing homes as well as commercial projects.

“It has always been our dream to offer an energy independent community,” said Matt Neumann, President of Neumann Companies. “We are excited to have all three companies involved in creating Wisconsin’s first Net Zero community.”

Other highlights of the Savannah include a gourmet kitchen with built-in appliances, soaring cathedral ceiling and spacious great room and dinette. The great room is anchored by the fireplace and unique box tray ceiling. The large master bedroom suite has a substantial walk-in closet and spa-like bath.  A family work zone that features a desk, lockers, and a closet. On the opposite side of the home are two spacious secondary bedrooms connected by a private, Jack & Jill bath.

Red Fox Crossing is located on the south west corner of W. Grange Avenue and S. Sunnyslope Road, serviced by New Berlin School District, and close to shopping and Interstate 43.  Homes range in size from 1,900 square foot for a ranch and 2,200 square foot for a two-story and feature natural materials on the exterior.  The neighborhood is 50 percent sold out with home and lot packages from $450,000 to $650,000.

Oconomowoc Students Celebrate Completion of Tim O’Brien Home

Tim O’Brien Homes and Oconomowoc High School’s Building Trades 3 class have been partnering together for the past 7 years to help give students hands on experience with building a home. This past month a ribbon cutting ceremony was hosted at the home in Pine Ridge Estates in Oconomowoc. Students invited their family and friends to showcase the finished project and hear more about their experience with building the home from start to finish. Each student shared what they enjoyed most about this project and what steps they are taking to further their career after high school. This program helps encourage students to consider a trade for a career path and gives them the experience they need to be able to take that path if they choose to.

With the current high demand for trade jobs, it is important for students to consider a future in this field. Bringing them in as an important part of the building process gives students real world experience.  Through this experience, they are able to identify future career possibilities. The students work with their teacher, Steven Olson, Tim O’Brien team members, and our trade. This year, 95% of the Building Trades 3 class are either already a part of an apprenticeship or will be starting one soon.

The demand for this class from the students has grown tremendously over the years.  Steve Olson does a tremendous job working with our team and the success of this program rests on their hard work. Steve has recently been named 2018 Seventhwave Educator of the Year for his efforts in making a difference in his student’s lives through the Building Trades program.  He was honored for his efforts this past week at the Better Buildings: Better Business Conference in Wisconsin Dells.

We are excited to announce we will also be partnering with New Berlin High School for a similar program and they will be helping us complete a home in our newest community, Red Fox Crossing.  Find out more about Wisconsin’s First Net-Zero Community.

Tim O’Brien Homes Wins Prestigious NHQ Gold 2018 Award

“Tim O’Brien Homes can’t be accused of being set in its ways. The Wisconsin builder’s Gold-winning NHQ application for both its Milwaukee and Madison divisions has at least seven initiatives the company embraced that were recommendations from the judges who had graded the company Silver during the previous two years.”

Among them is the Ambassador program, which maintains a relationship with buyers even after the home’s warranty has expired, with neighborhood events, home maintenance seminars, and, for one community built around a reservoir, even sending a water-quality expert to the community so homeowners could learn how to be caretakers for their lake. Trade-partner surveys and a trades council (which had previously existed at the company but lapsed in recent years) were reestablished. The council’s representatives are currently working to define job ready/job complete standards for all of O’Brien’s major home building tasks.

Following another NHQ suggestion, a quality assurance specialist position was created to bring a big-picture perspective to the field, which is supervised by as many as eight construction managers. To avoid the pitfall of construction managers developing tunnel vision and focusing too intently just on issues that affect their specific projects, the QA specialist assesses the field with a more global company view and can identify patterns from the punch list manager and warranty database, helping flag flaws in workmanship, process, or product. Other NHQ recommendations acted upon include revamping employee training with programs that provide more focused topics for coaching specific disciplines within the company, and safety audits and safety education by a consultant from the builder’s insurance carrier.”

Steps to Getting a Construction Loan

Step 1: Meet with a Mortgage Loan Officer to discuss program and parameters.

Step 2: Provide requested information to Mortgage Loan Officer.

Step 3: Mortgage loan application is filed and processing begins.

Step 4: Mortgage loan is submitted to Underwriting for review and approval, during this time an appraisal will be ordered and completed.

Step 5: Bank or Credit Union approves construction loan and builder.

Step 6: Construction loan closes.

Step 7: Construction loan has periodic disbursements according to terms of construction loan agreement.

Step 8: When the home is within 60 days of completion, the borrower meets with Mortgage Loan Officer and provides updated information.

Step 9: Final end loan is processed and sent for final underwriting approval.

Step 10: Final inspection is ordered on home.

Step 11: End loan mortgage is closed and construction loan is paid in full.

Final Step: Time to move in and start making memories.


Operation FINALLY HOME – Home Dedication

A day filled with peace and joy as we welcomed home U.S. Army Veterans and their families; Specialist Robert “Bo” Kitelinger and Sergeant Gerard “Drew” Wroblewski, to their new homes!

The home dedication ceremony for the first two Operation Finally Home Wisconsin builds took place on Saturday, June 4th 2016 at 11:00 AM in Jackson, Wisconsin. Operation FINALLY HOME is a 501(c)(3) non-profit organization; “providing custom-built, mortgage free homes to America’s military Heroes and the widows of the fallen, those who have worn America’s uniform and sacrificed so much to defend our freedoms and values.” Each homebuilder, including Tim O’Brien Homes, built a home in the Cranberry Creek neighborhood in Jackson, WI. Neumann Companies joined forces with the builders and generously provided the side by side lots. Many supporters and donors from Jackson and local communities graciously helped provide a mortgage free home for Bo, Drew and their families.

Tim O’Brien Homes was fortunate to be provided the opportunity to build a new home for Drew and his wife Katelyn. Drew enlisted in the U.S. Army as an Infantryman on March 28, 2005 – Easter Sunday. Drew was sent to basic training at Fort Benning, Georgia, and after graduation from basic training, he was assigned to Fort Campbell, Kentucky, for his first duty station. Drew was deployed to Iraq in September 2005, where his unit operated the southwest corridor of Baghdad, better known as the “Sunni Triangle of Death.” Drew in CombatOn November 29, 2005, Drew was providing security during combat patrol, in the rear gunner position, the combat vehicle Drew was in drove around a corner and was suddenly overrun by flames from a shaped charge explosion. Drew was medically evacuated from the scene as he was enduring intense external bleeding from his ears, as he arrived to the temporary hospital tent the medical team removed superficial shrapnel from Drew’s face. Eventually, Drew returned to the mission.

Time had passed following Drew’ deployment, in which severe migraine episodes began to affect his ability to function at the high level Drew needed for his military career. Drew spent many hours for a year in therapy, as he strived to return to his unit.

Unfortunately, Drew was unable to attain the progress needed to return to his unit, as a result of facing hundreds of improvised explosive devices (IEDs) and endless high stress situations during his time as he served our country. Drew suffers from post-traumatic migraines and tension, Tinnitus, Cranial Nerve Impingement and more. On November 27, 2008, Drew medically retired from the Army; and his service was greatly recognized. Drew received a Purple Heart, Army Commendation Medal, Army Good Conduct Medal, and many more.

Drew is honored and humbled by the medals, although he accredits his brothers from his unit, that he made it to today because of them.

In May 2013, Drew graduated from the University of Wisconsin–Stevens Point. Drew double majored in International Studies and Political Science, with an emphasis on the Middle East, as well as a minor in history with two years of Arabic. Drew and his wife, Katelyn, are now “finally home” to start new memories.

June 4th was an unforgettable day, we wish you each many years of happiness in your new home with your family. This was truly an amazing day! Thank you everyone for coming out and showing your support, especially all the donors and volunteers who gave their time, energy and love to these deserving veterans.

Thank you Bo & Drew, as well as everyone else who has or currently is serving for the United States of America. Words cannot express how much we appreciate what you do for all of us!

Celebrate Earth Day – April 22!

The first Earth Day was April 22, 1970. A day in which millions celebrated the Earth in many cities throughout the country. December 1970, Congress created a new Federal agency, U.S. Environmental Protection Agency (EPA), to focus and strive toward solutions for environmental issues. At the end December 1970, Congress authorizes the EPA to set the standards for the Clean Air Act. The Lead-Based Paint Poisoning Prevention Act was formalized January 1971. In April of 1972, “the U.S. and Canada agree to clean up the Great Lakes, which contain 95% of America’s fresh water and supply drinking water to approximately 25 million people” (EPA, 2016) and so many more important initiatives; major accomplishments of the EPA continued throughout the years. Tour Opens Doors to 46 Models Homes, Condominiums, Subdivisions & Lots

(Waukesha, Wis.) April 13, 2016 – The Metropolitan Builders Association (MBA) 2016 Spring Tour, opens this Saturday and will run three consecutive weekends: April 16 – May 1. Locations are open each weekend from noon to 4 p.m. This FREE regional-site tour will feature model homes and condominiums, a subdivision as well as one lot with future construction.

The MBA Spring Tour kicks off the building season, and connects consumers with the area’s leading residential building contractors. The three-weekend event draws thousands of visitors from all over Wisconsin. As the only extended open house of its type in the state, the Spring Tour offers a unique opportunity to view a variety of projects and help consumers begin planning for the home of their dreams.

“The MBA Spring Tour opens the doors to 46 locations, in southeastern Wisconsin that people can tour over the three weekend event” said Kristine Hillmer, executive director of the MBA. “It inspires those on the fence about building or remodeling, and helps them find the right people for their project.”

Collectively, the MBA Spring Tour sites will showcase a wide array of home building trends, including the latest concepts in floor plans, energy efficient products, fixtures and appliances, structured wiring, home automation, security systems, and interior design.
